The Multifamily  Apartment loan rates in Minnesota will Float after the original lock/loan period with the balance of 20 to 30 year amor. at 2.5 pts.( this can change)  over the corresponding fixed period libor, treasury, or prime index, then relock for a new designated fixed period. The future index, along with adding the spread that the original terms of the loan had included, will be your new rate. Loan rates for Apartments in Minnesota are based on rates quoted 11:02 AM 9-03-10 (may change without notice) Be careful of the  Arm teaser which is used today by some apartment lenders.  Many believe getting a loan today is not possible, well everthying is possible at Faith Financial.

( Call for quoted rates for loans above 3.0M). Subtract 10 bps for loans over 3m.    Add 10 bps for loans  not in Minnesota, Baltimore, Boston, Chicago, Los Angeles, New York, Sacamento, San Diego, San Francisco, San Jose, Settle, and Washington DC ( Large MSAs. Loans in rural areas add at least 50 bps. call for quote.

LTVS Up to 80% on Purchases & No Cash-Out Refinances, LTVS up to 70%-75% for Cash-Out Refinances.
Mezz Option: Max. LTVS 10% Mezz/ 85% combined on loan size of $2,000,000 or bigger.  Minimum DSR on 1st 1.25 and the combined DSR minimum is 1.20

Down Payment of 15% with the owner carrying back a 2nd of 10% not on the property ,     Combined LTVS of 90% ( Not on all Deals).
Refi's Cash Out70% to 75%, Based on last two years of historical rents and comps. Apartment loans are assumable, Conduit loans  locked at time of approval. Fixed for ten years. call for quote!
The rates are based on a 1.25 debt servicing ratio and 80% LTVS. 
          If the DSR is better than 1.25 we can lower your rate 10 to 30 bases points, deal by deal.
          If the LTVS is < then 75% we can lower your rate and margin to above rates, Deal by Deal
